Land use application submitted to subdivide parcels in Pinehurst

An application has been filed to subdivide 4 parcels into 7 parcels. Most of the parcels are zoned single family. One is zoned L-3 RC.

The applications shows the address as 1228 NE 117TH ST. It appears that the project would include the lot that Kym’s Kiddy Corner occupies.

You can read the land use notice here.

Update: I just spoke with one of the people involved with the project and learned that there are no immediate plans for development of these lots, especially in light of current economic conditions. The property owner has owned the lots for many years and is simply changing lot boundaries.

As a new resident of Victory Heights, my knee jerk reaction is to deny the zoning change and keep the fabric of the neighborhood: single family. I understand the need for density, but will these units be owner occupied or rented? what other similar parcels has this owner developed, what is their history of interaction with a vocal, engaged neighborhood and quality of construction? This is just me thinking aloud.
I need check out that area before forming a full opinion.

DM – Almost all of the property is zoned single family. A small piece is neighborhood commercial – the piece touching 15th. They are asking for a change in lot size (not a zoning change) to create 7 instead of 4 lots. It sounds like they plan to build 7 single family houses, but I have not been to DPD to confirm it and to see the plans. Anyone can go to the 20th Floor at Seattle Municipal Tower to view the plans.

Some development would not hurt around here, it’d bring more businesses/jobs/restaurants and would keep our schools open !
